About Us
Why:
We wanted to create a company that blends our passion and our talents, which led us to create a property management business that serves our local community, especially those requiring additional support.
Mission & core belief:
Clients and/or tenants are empowered to live their best life as they define it; their properties are empowered to perform their best with respect to safety, comfort, accessibility, efficiency, and durability; and the people who work here are empowered to perform their best with meaning and purpose. The goal is also to accomplish this vision as a for-profit business, modeling how businesses play a role in building community by serving specific community needs and supporting community efforts through philanthropy and volunteerism.
Unique:
Our team has spent decades building skillsets in all aspects of property management, always focused on supporting people in our local community, driving building performance, and fostering trusted relationships. We package this expertise and professionalism to serve those who need it most.
“Anything you can do, or dream you can, begin it: boldness has genius, power, and magic in it.”

Dan Richardson
Captain
Dan’s a native of the Roaring Fork Valley and studied architecture, inspired by a childhood love of Legos. While working his way through college, a tradesman warned Dan that to be a good designer, he needed to truly understand buildings… inside and out. Dan took this to heart and as such he has been a home inspector, general contractor, project manager, an energy consultant, and an architectural designer.
As an entrepreneur, Dan started his first design/build business at age 23, later built a successful mechanical, electrical and plumbing engineering (MEP) team in the Roaring Fork Valley, and created an asset management consulting practice for municipalities and businesses.
Later in life Dan learned that the same lesson applied to people, and to be a good leader, he needed to understand people…inside and out. As such he’s been mayor of Carbondale, a youth coach, a CMC instructor for commercial building systems, and a nonprofit CEO.
Through it all, Dan has honed his skills of listening, communication, customer service, project management and design, and leadership. He finds his meaning and purpose in empowering others, problem-solving, exceeding expectations, and getting to know people and property… inside and out.

Eli LaVaude
Bookkeeper
Born in the Roaring Fork Valley but raised in rural Vermont, Eli returned to Carbondale with a clear mission: to bridge the gap between creativity and commerce in his home community. His background is a unique convergence of art and analytics; after earning a degree from Berklee College of Music, Eli pivoted from audio engineering to finance, developing a sharp eye for both technical detail and big-picture strategy.
Eli acts as a strategic partner to BOLD EPP through his consultancy, Chromatic Ventures. Since September 2024, he has embedded himself in the team’s operations. Working closely with Dan, he drives financial clarity for property owners and ensures the team has a precise, transparent view of current operations. His dual perspective allows him to approach complex challenges with financial rigor and creative problem-solving.
Beyond his work with BOLD, Eli is deeply integrated into the valley’s business ecosystem. He serves as the Chief Operating Officer at Finesse Funds, an RIA and economics research firm in Basalt, and co-owns Chromatic Ventures with his wife. Committed to the community culture that drew him back, Eli also serves on the board of KDNK, bringing his mix of financial expertise and creative perspective to every partnership he builds.
